Key points & steps
- Identify the building construction before choosing an insulation method. The age of a property can provide clues, but wall thickness, brick pattern, surveys and existing records are more reliable than age alone.
- Cold-loft insulation is normally installed at ceiling level above the top storey; rooms-in-roof and converted lofts instead need insulation within or around the roof/room envelope and should not be treated as a simple roll-out loft job.
- Cavity-wall insulation is only suitable where a cavity exists and the wall/exposure condition is appropriate. A survey should check cavity condition, moisture risk and construction before filling it.
- Solid walls can be insulated internally or externally, but both approaches change heat and moisture movement and can affect room size, external appearance, junction details and ventilation. Treat these as designed building-fabric upgrades rather than simple cosmetic lining.
- Suspended timber floors can sometimes be insulated between joists while preserving the subfloor ventilation needed to keep the timber dry. Solid floors need a different strategy and are often more disruptive to upgrade.
- At every insulation junction, consider continuity around eaves, wall/floor junctions, window reveals and other thermal bridges rather than chasing nominal thickness in the easy central areas alone.
- Do not cover active leaks, damp or rotten timber with insulation. Diagnose moisture sources and keep required ventilation paths clear.
- Check fire, electrical, flue, recessed-light and other service clearances before insulating around equipment.
- For major wall, roof or floor insulation, use appropriate professional/design guidance so condensation risk, ventilation and Building Regulations requirements are considered together.
Practical tips
- “More insulation” is not automatically safer if moisture and ventilation have not been considered.
- The best-value measure varies by property: an accessible under-insulated loft is very different from a solid-wall home that is already well insulated at roof level.
- Keep evidence of products, thicknesses and installation areas for future EPC assessments and property records.
